Here’s our guide on what to expect when you’re expecting a new Lakeview home!

1 Step 1: Create a wish-list

When shopping for a new home, it’s critical that you think about what you and your family will need and want, not just now, but in the years ahead as well. Our tip? Create a wish-list of what you’re looking for in a new home and community. From the number of bedrooms to daycare facilities, this template covers all the things you might want to consider before you walk into a presentation centre.

2 Step 2: Fall in love

It’s time to fall in love with a home! At Lakeview, one of our ‘Agents of Happiness’ will be more than happy to walk you through a personalized tour of our communities and model homes. Our knowledgeable and friendly agents will answer your questions, and help you select a location, home design, lot and finishing package that’s perfect for you (and your budget).

3 Step 3: Crunch the numbers

5 Step 5: Personalize your home

Your first appointment at the Lakeview Design Studio focuses on making your new home work for you. At this stage, our designer helps you explore structural changes and adjustments to your floorplans to accommodate your living situation. At Lakeview, we personalize every home we build and go out of our way to meet your needs.

Before meeting with our experts, test an online space-planning tool to help you visualize features that are most important to you. These tools allow you to move walls with the click of a button without committing to anything! Check out some of our favourite resources below.

6 Step 6: Style your home

With your new home laid out just the way you want it, your second (and especially fun) appointment to the Lakeview Design Studio is all about picking your fixtures and finishes, everything from bathroom faucets to wall colours. Our design team will help you express your style and get the absolute most value out of you budget, too.

Use a tried-and-tested colour guide to help you choose a complementary palette for your home. Whether you’re looking for something warm and light or edgy and bold, Benjamin Moore and Pantone provide plenty of resources on their websites for colour combinations that work.

7 Step 7: Track your progress

Once you’ve stylized your new home, you get to look forward to the exciting day when it’s built and ready for inspection. We understand that waiting can be difficult, so we try to keep you in the loop through personal correspondence and community updates on social media.

Lakeview homebuyers are kept in the loop during the construction of their new home through personal correspondence, including updates when:

The foundation has been poured
Framing is complete and the windows and roof shingles have been installed
The drywall is complete and taped
Any unexpected delays occur due to issues such as the weather

8 Step 8: Preoccupancy Meeting

Approximately 90 days before you inspect your new home, Lakeview will reach out to you to go over what’s coming up. We take this opportunity to give you an update on your home’s construction, share any community news we might have and to double-check all of the paperwork. As always, our people will be more than happy to help you through any questions or issues you might have.

Homebuyer Checklist

Your lawyer and bank. Talk to your lawyer and bank and forward us their contact info. Also, make sure you provide them both with a completed Agreement of Purchase and Sale.
Your utilities. Contact your local utility companies (gas and electricity) and water department to set up/update your accounts. If you’re not sure who to call, contact us for help.
Your pre-delivery inspection. Complete a pre-delivery inspection with TARION (see next step).
Your information package. Read the Homeowner Information Package Lakeview provides you carefully.

9 Step 9: Pre-delivery Inspection (PDI)

All homebuilders in Ontario are governed by TARION, which protects homebuyers’ interests and requires a pre-delivery inspection (PDI) of all new homes approximately two weeks before closing. During your PDI, you get a chance to view your completed home and to flag any issues you might see. A Lakeview Supervisor will lead the inspection, answering all of your questions and walking you through your new home from top to bottom!

When you purchase a new home, it’s important that you register at myhome.tarion.com. By registering, you can manage all your warranty information in one place, submit forms online and receive e-correspondence instead of paper. We encourage you to register so you can ask questions online or report incomplete items.

10 Step 10: Home-Ownership happiness

Now you get to move into your new home! As a Lakeview homebuyer, you’ll enjoy industry-leading warranty coverage of your new home, outstanding customer care (we’re only an email or phone call away) and an amazing referral program, so you can encourage your friends and family to move in right next door. All that’s left is for you to build some new memories in your home!
